Stay as our guests, return as our friends. Come and enjoy all the amenities our year-round park has to offer. We offer free WiFi and cable TV, two indoor heated pools and hot tubs, sauna, fitness room, 3 laundry facilities, two large recreation halls for larger groups and socializing, playground and much more. In the Summer 2010, we added a large game room with a Wii, Xbox, Play Station 3, pool, ping pong, air hockey, foosball and shuffleboard table, as well as two great items for kids, a Jumping Pillow and Aero Ball.
All RV sites are full hook-up, including free WiFi and cable and we offer planned activities. All of our cottages and cabins come fully furnished, including a kitchen, linens and cooking utensils. They are much nicer and more private than a hotel room.

Nice park. Clean laundry rooms, bathrooms and meeting rooms. Many winter Texans who have been coming back for years. WiFi is Tengointernet and free, at least to monthly patrons. However, it is slow when many others are online or downloading movies. There are some permanent residents. Lots of activities. sites are close together. Freeway and train noise is evident.

Situated 0.3 mile off I-35 in New Braunfels, this park is close to Schlitterbahn and Landa Park (Comel River). And only 30-40 minutes from Fiesta Texas and Sea World. Indoor heated pools & jacuzzis, weight room, game rooms, outdoor playgrounds & activities for kids (fee). Clean showers with plenty of hot water! Dog runs available. Some shady sites, some pull thru's. Passport America Sunday-Thursday nights. We will stay here again!

Attractions nearby include: Schlitterbahn Water Park, historic Gruene, “toobing” on the Comal and Guadalupe Rivers with local outfitters such as Rockin' R River Rides, Texas Tubes, and Gruene River Company, Landa Park Golf Course, Natural Bridge Wildlife Ranch, Retama Park Race Track, and Natural Bridge Caverns.
Located less than 15 minutes to the south is San Antonio. Attractions include the Alamo, River Walk, Sea World, Six Flags Fiesta Texas, San Antonio Zoo and much more.
San Marcos is 15 minutes to the north, home of two large outlet malls, Texas State University, Aquarena Springs and more.

Cancellation Policy

FOR RV SITES:
For a stay of 29 days or less, a deposit equal to the cost of your first night's stay is due at the time you make the reservation.There is a $25 cancellation fee if you cancel more than 3 days before your arrival date. If you cancel less than 3 days before your arrival date, you will forfeit your deposit. The cost of your entire stay is due upon check-in.
For a stay of 30 days or longer, a deposit equal to the cost of your first month's stay is due at the time you make the reservation. There is a $25 cancellation fee if you cancel more than 30 days before your arrival date. If you cancel less than 30 days prior to your arrival date, you will forfeit your deposit. |

FOR COTTAGE RENTALS:
Cancellation Policy: On stays of 29 days or less, a $25 cancellation fee will be charged if canceled more than two weeks before the arrival date. If your reservation is cancelled less than two weeks prior to 4:00 P.M. of your arrival date, the cancellation fee is a loss of your deposit. On stays of 30 days or longer, the cancellation fee is a loss of your deposit. The cost for your entire stay will be charged upon arrival.
Group Cancellation Policy: (applies for 3 or more cottages): A deposit equal to 1/2 the amount of the stay is due at time reservation is made.
