This park is a convenient stay when we visit our daughter in Aubrey. Shopping is convenient (convenience store on the corner, Super Wal-Mart about 3-4 miles away in Frisco). Our site was fairly level, although several are not. The staff is helpful and accommodating. The pool is nice and kept fairly clean although the furnishings at the pool need to be repaired and/or replaced. The park is quiet, the streets are paved, sites are gravel and have sufficient space between sites with enough room to park your vehicle at your site. Our biggest issue is that the management doesn't keep the grass mowed around the sites. They do a little better job of keeping the common areas mowed. The park is kid and pet friendly. Many long term residents but the sites are clean of debris. This park is a good value and we will plan to stay here regularly when visiting our daughter.

This is by far our favorite park! All of the sites are owned and the owners rent out the sites when they are not planing to use them. The streets are paved, all sites are concrete pads, with beautiful landscaping that varies by site. Plenty of room to park your vehicle at your site. The park is quiet, the office staff is wonderful, and everyone that we met during our stay (January - April) was friendly and welcoming. Nice pool & hot tub. You can hear the ocean from your site. Beach is accessible via a boardwalk at the end of the property. The laundry facilities and restrooms are very clean, although small (2 washers and 2 dryers 2 bathrooms). Our only issue is with what they charge for electricity. Our electric bill was around $150 in the winter time which is more than we've paid anywhere else.

| Beautiful view of the bay but park needs some TLC | This Park has an excellent view of Corpus Christi Bay but the park has not been well maintained. It's a little difficult to find and a little difficult to maneuver a large rig into the Bay sites. The spaces on the Bay are very tight but they have the best view of any of the other parks we've seen in that area. All of the sites are gravel, the roads are gravel and when it rains it's a muddy mess. The laundry facilities are clean and sufficient for the size of the park. Clean restrooms, nice heated pool and nice hot tub. Management needs to do a better job of keeping the grass cut and spend some money on the roads within the park. The park is at the end of a "seedy looking" neighborhood and there is no security in the park. Our friends and several others had their GPS stolen from their unlocked automobiles. Not sure we would stay here again.

We spent 3 nights in one of their cabins with our Grandchildren. I would have given thisexcepts higher rating except that our cabin could have been cleaner. The floors needed to be swept and mopped (it appeared that they hadn't been cleaned before we got there). Some of the dishes (that were in the cabin and assumed to be clean) were not clean. Other than that, the park was great. They have a splash pad for the kids (extra charge) and a lake with roped off swimming area. There are playgrounds, lots of trees, video games and pool tables in the office area. Just an overall great, family oriented place. We would come back here in our MH. We drove through the park. It's huge and lots of very lovely sites to choose from.

We stayed overnight in a pull through site. The park is very pretty. Huge Oak trees everywhere and most of the sites have shade (not the pull through sites in the middle). It was a quick overnight so we didn't have the opportunity to use or see any of the facilities but initially, I would stay here again. The gentleman in the office was very nice, very helpful, and escorted us to our site. He also came by on his way home to give us some advice about dealing with mosquitoes. We met the lady across the street who was also very friendly. We learned from her that there are many permanent residents living in this park but all of the sites are very nice and very well cared for. The residents take a lot of pride in keeping their park clean, nice, and quiet.

| My best advice is to stay elsewhere | We spent one night here in a pull through site. It was all grass and the road getting down to the site was narrow and dirt. There are dilapidated buildings that appear to have people living in them (although I didn't see anyone out and about). They are doing some work so maybe it will be better when they are finished. While we were here, they were building some A Frame type structure that one can only hope will replace the "cabins" that are falling down. The construction workers had their truck blocking the dirt road that we had to go down to get to our site and they didn't bother to move it out of the way. We had to cut through another site to get through. The water had an awful smell. They have a restaurant that serves breakfast but we didn't eat there. We were ready to get back on the road. This place needs some serious cleaning up and some TLC. The office staff was friendly and accommodating but the park is really run down.

| Better than a Walmart? Maybe! | We've stayed in this park twice on our way back into Dallas. I wouldn't stay here other than it's really the only option for an overnight close to Dallas. We stay here so that we can get through Dallas on Sunday mornings when the traffic is light. The only thing that makes this place better than staying overnight in a Wal-Mart, is that it's quieter and we can hook up and put out the slides. The first time we stayed, we had a pull through spot up close to the front. It was a lot better than the 2nd spot which was in the back, in a gravel parking lot. They were having a rally so there were not sites up front. When cars drove through the lot it stirred up dirt and dust, which made sitting outside not very pleasant. The people in the office are very friendly and accommodating but the park is not a destination park.

| Okay park, just not our thing | We stayed one night in a pull through in a 40' MH. To start with I think the term "Resort" has been loosely applied in this case. It's a nice enough park but it's not a resort. We had some difficulty getting our MH into the area where we were supposed to park. The roads into and around the park are really narrow. It was really dusty, there are low hanging trees and narrow bridges and cars driving through the park kicked up a lot of dirt. Access to the park off of the main highway is also difficult...very narrow, dirt roads. Our MH and jeep were covered in red dirt when we left. We didn't use the pool or any of the facilities but there were a lot of people in the pool. They have a small lake for fishing and there were people fishing in the lake. It was just a little too rustic for our tastes and we would not stay here again.

This park is really nice. The sites are gravel and roads are all paved with some serious speed bumps. Some sites have a lot of shade, others almost none, sites are mostly level with plenty of room between sites. It's quiet (despite being surrounded by busy streets). The downsides: 1) Ants everywhere. The park regularly treats for ants but not nearly often enough. It was an almost daily fight to keep them off of our site, out of our MH and our car. 2) Getting into and out of the park. Hwy 17 is extremely busy and traffic lines up to turn left on Main Rd. It is almost impossible to turn left getting into or out of the park. 3) There are no restroom or bathhouse facilities near the pool. We enjoyed our stay and wouldn't hesitate to come back to this park.

| Nice trails along the river! | We stayed in a pull through site next to the office and directly across from the swimming pool. The park was neat and clean, lots of shade, and had a lot of walking paths down close to the River. We had good Wi-Fi and television connections. When we first arrived the lady in the office wasn't overly friendly but she gave us a recommendation for a place to eat that was within walking distance...good Mexican food. We found the park to be quiet. This is a combination Mobile Home Park and RV Park. The Mobile Homes are separated from the RV Park. The park was easy to find and easy to get into. We had plenty of space between our site and the neighbors. The pull through site was gravel but the streets into and out of park are paved. The pull through site was long enough that we didn't have to unhook the jeep.

RV Parks near Gulf Shores, AL | We are planning to spend a month in the Gulf Shores area 6/1-7/1. I'm having a difficult time finding parks that 1) Have availability...and it's only February and 2) finding one that allows a monthly rate during this time. I made a reservation at Gulf Coast RV Park based upon reviews in the RV Park Reviews and then discovered that the reviews that are favorable are for the wrong park. Now I'm worried...other reviews that ARE for this park are terrible. So, now I've made another reservation at Doc's. Reviews are mixed and their website shows no pictures. Has anyone stayed at either if these parks? If so, should I cancel and keep looking?
