| Don't let beach access mislead you | Yes, it is RIGHT on the beach. But the beach has a decent amount of trash, it's downwind from an oil refinery (it smells awful), and is directly underneath the LAX flight path so it's noisy to distraction without relief.
Plus the people who work here are rude. They're always otherwise busy and make sure you know that you interrupted them.

They take incredible care of the people who stay there. They are helpful, accommodating and lovely.
The amenities are everything you need. Nothing over the top or shazzam.

There are only 5 spots in the whole "park" They do have full hookup, but only 50amp connections. Lovely owners
If you send mail/packages in advance, they go to the town post office (as does mail for all the locals), and then the owners take it to their home. So take that into consideration - you may want to ship stuff to a bigger campground that's used to getting packages.

| Stay here only if you have to | it is literally off the highway. the only way to be closer would be if you were still physically on the highway. It's also by a train track. They're both very active. all the time.
The host is cranky--every day.
They have cable, but only a few channels come in clearly. They have recycling - which is the only reason they got two stars from me.

level front to back, not side to side - just my site? cable for $2 extra per night no laundry that can tell, but it's fall and so a lot is closed. no recycling. clean park, but dusty roads

Lovely host there. and there are Cement pads. It's a small campground, but in a good way. It is near trains - which can be good or bad, depending on you.. Behind is a community ball field - good or bad depending on you. There is no recycling.

| Clean Park, Unclean Water | Spacious, nice trees, flat sites. But the water is an odd color. Full hookups need a 20ft plumbing hose - good thing I had one. Even then it's tight. No WiFi

Well-maintained; flowers and landscaping A lot of permanent or long-term residents, but their units and very well-kept. Cable! It's small, both in number of spaces and in size. It's tight to back into a spot.

| Clean, Good Maintenance, PLUS there are Swans in the Lake! | *level dirt pads that once had gravel but that was a while back. *trees are well trimmed so they don;t interfere with the camper but do give shade *a lovely pond with swans! and fish. i don;t like swimming with fish *cordial owners *Not so good: they have internet but it's SLOW. and tv via air antenna is blippy.

I have NOTHING nice to say about this place. It's everything the non-camping world fears about campgrounds. Weeds, rusted permanent trailers, water that doesn't work (and they really didn't care). The whole place had an air of dirty. I couldn't wait to leave.
